Axis secures £9 million Responsive Repairs, Voids and Planned Works contract with Dartford Borough Council
Axis has secured a significant long-term contract with new client Dartford Borough Council to deliver its Responsive Repairs, Voids and Planned Works programme, valued at approximately £9 million over an initial five-year term with the option to extend for a further five years. The contract is expected to commence on 1 June 2026.
The programme covers responsive maintenance, emergency repairs (both during normal working hours and out of hours), void property works, major and planned works, disability adaptation works, servicing, safety checks, routine maintenance and technical inspections. The contract also includes Mutual Exchange gas and electrical tests, disrepair works and Electrical Installation Condition Reports (EICRs), with an estimated 750 domestic EICRs delivered annually across the general needs stock.
Axis will support a diverse housing portfolio of 4,206 homes. The stock comprises 48.5% houses, 43.7% flats, 5.7% bungalows and smaller proportions of maisonettes and bedsits. Around 10.4% of homes are supported housing units. The median construction date is 1957, with over 65% of properties built between 1919 and 1964, requiring robust ongoing maintenance strategies.
The portfolio is predominantly low-rise, with the majority of buildings two or three storeys. Average property sizes are approximately 73m² overall, with flats averaging 57m² and houses 90m². The contract also incorporates Dartford Private Sector Leasing properties managed by the Council.
