This programme included the removal of existing roof coverings and ridge tiles, installation of new Bauder roofing systems, replacement of perimeter tiles and reinstatement of coping slabs in line with heritage specifications. We also installed new skylight domes and sky lanterns to improve natural light and weatherproofing, alongside gutter repairs, lead downpipe treatments and gold leaf restoration to historic rainwater hoppers. All works were delivered while chambers and residential apartments remained fully occupied, supported by proactive stakeholder communication and carefully managed site operations.

The project presented several logistical and operational challenges, including working at height across multiple roof zones, maintaining safe access for residents and chambers, and coordinating works within a sensitive heritage setting. These challenges were overcome through detailed planning, phased scaffolding installation, and close collaboration with the client and stakeholders. Careful scheduling of high-impact activities ensured minimal disruption to legal proceedings and residential use, while specialist heritage methods were employed to protect original architectural features and ensure compliance with conservation requirements.
Innovations, challenges, solutions
Thanks to our heritage expertise and technical capability, we successfully delivered this complex restoration programme within a live, fully occupied environment while preserving the historic character and operational continuity of Gray’s Inn Square.
