The project addressed long-standing issues to landlocked roof areas discharging into an internal lightwell, where blocked drainage had resulted in repeated water ingress. The scope focused on roof renewal, improved drainage performance, and the provision of safe access for future maintenance.
Works included replacement of perished lead coverings with new Code 5 lead on upgraded substrates, installation of new lead valleys and gutters, replacement of failed slate with Welsh slate, and renewal of the upper roof using a seamless Sika GRP system. Roof access was improved through the removal of cast-iron cat ladders and installation of aluminium safety-hooped ladders, GRP walkways, and up-and-over stair access.

The primary challenge involved delivering heavy structural alterations within a confined, live environment. We adopted a phased approach to slab removal, using scaffold decks to safely support sections during cutting and extraction. Mechanical demolition of concrete walls, staircases, and the basement floor allowed safe clearance for the new structure.
To manage limited space, we established a secure compound for materials and waste, supported by off-site storage to reduce congestion. Temporary lighting addressed low natural light levels during winter works. We maintained strict health and safety controls, with daily coordination and clear site management procedures to ensure steady progress and minimal disruption.
