Newquay House is a Grade II listed residential block in South London containing 72 occupied social housing flats. The 100-year-old building required a planned refurbishment programme to restore its original character while improving performance, compliance and resident comfort. Following several years in planning, the project transferred to Axis, which worked with L&Q, consultants and specialist supply chain partners to secure planning approval and deliver replacement heritage windows and doors, fire safety works, communal decorations and resident engagement throughout the programme.

We worked with specialist supply chain partners to develop heritage-compliant replacement windows supported by technical drawings for listed building approval. Close coordination with consultants and the local planning authority helped secure planning consent and move the project into delivery.

Throughout the programme, residents remained fully informed through regular letters, weekly meetings, on-site support from the Resident Liaison Officer and a dedicated site office. Pre-start engagement also included a coffee morning and sample window display, helping residents understand the works before installation began.

Innovations, challenges, solutions

Delivering major works to a Grade II listed building in occupied homes brought planning, technical and resident engagement challenges. At Newquay House, these were managed through early collaboration, specialist design support and clear communication throughout.
