The project focused on the full refurbishment of kitchens and wet rooms across the scheme while residents remained in occupation. Delivered through an established framework and building on a long-standing relationship with the client, the programme aimed to improve both the quality and functionality of living spaces, while increasing the long-term value of the asset. Works were completed between March and December 2025, delivered on time and within budget. The programme spanned approximately nine months and was carefully sequenced to maintain access and minimise disruption in a live environment.

Housing 21 appointed CLC to deliver a £1.3m refurbishment programme at Berryhill Village, a large Extra Care scheme.

  • Full refurbishment of 142 wet rooms in occupied apartments
  • Full refurbishment of kitchens 42 across the scheme
  • Bespoke wet room screed system for Bison beam floors
  • Full strip-out and reinstatement of all rooms
  • Installation of new wall and floor finishes throughout
  • Installation of new sanitaryware, fittings, and kitchen units
  • Creation of level access wet rooms across all properties
  • Upgrades to improve usability, safety, and functionality

To address this, CLC implemented a bespoke solution, ensuring all bathrooms were upgraded to full level-access standards. This not only resolved the structural limitation but also significantly improved accessibility and safety for residents. The approach ensured consistency across the scheme and aligned all properties with modern expectations for usability.

Challenges

A key challenge was the condition of the existing building fabric, including areas where properties did not originally have level access wet room trays.
